Deep-cleaning quotes: price the whole appointment

Compare the quoted fee with total appointment time, including travel and rework. The working owner’s salary belongs in the cost base even when no employee is hired.

Fictional Austin case · USD · 2027–2029 forecast. Illustrative operating assumptions; proposed funding.

One professional residential cleaner examines a room checklist beside a kitchen doorway, with a closed vacuum, detail brushes and labeled caddy. A small clock and organized room zones suggest a carefully scoped long appointment; no second worker.

Compare the quoted fee with total appointment time, including travel and rework. The working owner’s salary belongs in the cost base even when no employee is hired. This page explains the specified case and decision, not average industry pricing or a promised outcome.

The quote pays for the whole slot

The $390 fee covers a five-hour appointment slot. Four hours are planned on site; another hour covers travel, access, packing and the quality check. That gives $78 of revenue per slot hour before supplies, payroll, vehicle costs, tax or depreciation. It is not the owner’s take-home hourly wage.

If the home takes longer, inspect the quote boundary. A $390 sale taking seven hours has a different effective rate, but this article does not replace the saved five-hour forecast with a second invented set of annual totals.

Service fee / appointment$390.00
Whole slot / hours5.00
Fee / slot hour before costs$78.00
Paid working-owner salary / month$3,800.00
All payroll with employer allowance / month$4,370.00
Year 1 net income-$1,284.63

These values belong to this fictional operating format. Rounded visit counts are monthly planning averages; they are not a promise that the actual route or peak-day calendar fits.

Owner-operated still means paid labor

The model pays the working owner $3,800 a month plus a 15% employer-cost allowance. There are no employees and no additional unpaid cleaning calendar. Only 128 monthly hours are bookable; quoting, administration and recovery need time outside those slots.

Supplies and job-variable inputs are 8% of revenue. Payment administration is 2.5%. Transport and business overhead continue even when an appointment cancels. A positive gross margin cannot be read as owner earnings.

Use a scoped trial to revise the price

Record each accepted scope, realized fee, total slot time and rework. Compare similar homes before deciding the duration is repeatable. If a standard checklist cannot fit the quote, narrow the offer, change the fee or save a longer-slot model.

The case is an occasional deep-clean service. It excludes hazardous material, restoration, repairs and ladders. Those tasks require a different boundary, not a footnote that quietly adds them to the same fee.

Read profit and cash together

Saved operating-year forecast / USD / prelaunch excluded
MeasureYear 1Year 2Year 3
Revenue$78,249.60$87,070.44$88,811.88
EBITDA$4,393.37$10,318.80$9,849.12
Net income-$1,284.63$4,517.84$4,146.80
Closing cash$18,315.37$27,433.21$36,180.01

The forecast cash low point is $10,426.67. Year 1 net income is -$1,284.63. Working-owner salary is included once; EBITDA excludes depreciation, interest and income tax, while net income includes the forecast depreciation and simplified tax provision. Funding is proposed, not secured. Project payback is not reached within 36 months and is not an investor payout.

Replace the assumption that changes the decision

Sell a small set of paid, scoped appointments; record total slot time and accepted exclusions. Replace the assumed duration with the observed distribution before promising completion times.

A fixed fee can conceal a much longer job. More calendar bookings do not help if every appointment consumes the next slot or leaves unpaid rework.

Customer sales tax is outside the modeled service fees and cash schedule.
